WPA MONTHLY MEETING MINUTES October 15, 2024 -7:00PM
Call to Order – Stan Earnhart
Attendance – Stan Earnhart, Marilyn Weitz, Cindy Fry, Jonathan Rutstein, Adam Hall, Sharon Lackey.
Absent– Al Mosley, Bryan Lawrimore

Minutes- Approved September 17th 2024 WPA meeting minutes.
Officer Reports
Presidents Report – Jennifer Lawrimore has accepted the challenge of organizing Holiday decorations. Last night the Nominating Committee presented Meet the Candidates Night, it was successful and informative. The live stream had 206 views despite some audio challenges. Thank you to Jonathan Rutstein and election committee for preparations for the annual meeting. Annual meeting will not be streamed or video recorded. Board is organizing a Town Hall event for October 28th, 2024 to discuss the budgets.
Vice Presidents Report – No report.
Secretary’s Report– Jonathan Rutstein: Annual meeting packets sent, Insurance coverage update and Town Hall meeting to be scheduled to take community questions.
Treasurer’s Report– Financials reviewed, no changes to accounting situation. Motion to transfer funds from ARC Escrow to a 3-month CD to generate interest. Motion to move Spectrum savings funds in amount of $120,000 to a 3-month CD. Motion to begin disconnecting overdue accounts. Calls have been made and multiple letters sent. Move to add to Policy a Spectrum re-connect fee of $75.00 for accounts disconnected for non-payment. All motions passed.
Committee Reports
ARC– Marilyn Weitz: Three refunds issued for change applications, two refunds approved for new Beverly homes. Application received from Beverly Homes for new construction on Francis Parker Road, application under review for drainage and landscaping compliance. ARC met on October 11th with two reps from Century Complete to resolve issues with drainage, clean-up and speeding by subcontractors.
Thank you to Al DeMarchi for working with site managers on compliance. Thank you to Adam Hall for help with drainage. Thank you to Tom Macedo, Al DeMarchi, Brian Gause, Bob Garrison and Mike Macedo for keeping things running smoothly while Marilyn was unavailable.
Spectrum- Jonathan presents 2025 Spectrum Budget.
Old Business- Second reading- Section XIII, add 1.03 4) Sharing confidential information, contracts, agreements, settlements, and legal documents. Approved.
New Business– Move Annual Meeting to Winyah Auditorium on November 16th, 2024 at 10:00AM. No objections. Meeting scheduled.
Next Monthly Board Meeting– December 17, 2024 7:00PM at WPA Office.
