Committee Reports

ARC– Gary reads Bob Ramsey’s reports, ARC;s new incentive program offering predesign site meetings and predesign office meeting between our ARC members and owners and builders is proving popular and successful. Our new home builders meet on site with our reviewers to quickly establish Site Plan expectations and confirm them via email. We also meet in office to establish similar expectations for our building permit design requirements and scheduling.

Smooth working relationships are developing with our serial new home builders. The whole permitting process has been speeded up and our builders are saving $1000 per project by a credit applied to heir permit fees for participating in both of our predesign meeting programs.

Michelle’s outstanding new homes list for the last 12 months ending 08/11/22 contains 19 new Wedgefield homes in the permit application phase or construction phase or awaiting final inspection approval.

Ken Gaspari reports that ARC has been pretty active. We have 3 new fences, 2 new roofs that have been signed off on. He is trying to simplify the minor change application.

Legal– Stan Earnhart reports, Legal will meet next week to discuss the By Law and Policy change recommendations.

Finance– Peggy Phillips reports, Per policy, one lien was filed for this year for non-payment of assessment and a copy mailed to the property owner. We have liens filed on all previous year delinquencies.

Prior to our Board meeting in September, the Finance Committee and Board should meet to review the budget for 2023. Peggy will set a date and time and notify each member.

Communications/Website– Dave Decreny reports, The Wragg is on the website. We added information before mailing and it is just about ready to go out. Dave is looking at not mailing it out 4 times a year and doing it twice a year.

Condo Liaison– Dave Decreny reports, The roads committee has took care of the issues with the roads at the condos.

Community Liaison– No report

Welcome Committee-Jean has now moved and Trina Wilson Davis will now be chairing the welcome committee.

Drainage- Joe Myers reports, All known clogged HOA pipes have been cleared. Sinkhole on John Waites Court reported to GCWSD. Hole is dry so not a waterline. Road will have to be opened to find leak if in sewer/storm water pipe.

Sinkhole on John Waties reported to GCWSD. Hole is dry so it is not waterline. Road will have to be opened to find leak if in Sewer/storm water pipe.

Joe has functioned as an ARC member and met with builders on 7 sites for phase 1 lot walk thru with tree selection, drainage, house site, and then phase 2 arc review including tree, drainage, aesthetics. May 22, revisions to review process is exciting and thorough. Builders have accepted that they will comply.

Studying access to under the street pipe at Possum Trot. Owner of corner lot filled in ditches without pipes and clogged pipe end. Opened the pipe with VAV truck. Still open with plywood cover. Does the HOA spend estimated $2000 to install a catch basin, or fill hole back in since it only drains that corner lot, or leave the hole as is and let home owner deal with? To be revisited next month.

Water Amenities– Joe Myers reports, The repaved road is holding up well. They are studying: A sinkhole 150 yards in at a culvert n the south side of the road, 4 sinkholes at seawall near ramp on North side of landing, 5+ deck boards on North float need replacing. They are rotting at edges. Need for a seawall on North side of North canal to reduce silt entering from the river. The need to replace/rebuild seawall on North side of South canal. Unsightly and ineffective against slip. Why allowed to deteriorate?

Roads– Gary Dreher reports, The work to pave the insides of threes cul-de-sacs is complete other than the clean-up. The dip on Wedgefield road has been repaired and some work was done to pool place. Tom had received bid to complete work on Francis Parker from two companies, Coastal and Superior. Coastal bid $120,646.75 for 4855 Sq yard and Superior bid $159,316.82 for 4597 Sq yards. Gary makes a motion to accept the bid from Coastal for the Francis Parker resurface project at a cost not to exceed $140,000. Motion seconded by Stan Earnhart. 3 in favor 1 opposed. Motion carried.

Grounds– Gary Dreher reports, Howard’s Quick Cut will complete the landscaping of three cul-de-sacs. They have already taken a dead tree down at Swamp Fox and cleared a gravel pile from Francis Parker. The gravel was used to fill holes and depressions alongside our roads to help support the road surfaces. The additional license plate camera is being installed at this time, and should be complete by the end of the week. We have also received the fountain for the pond on Wraggs Ferry and are in the process of getting it installed once we determine the best way to get power to it.

Compliance– Stan Earnhart reports, The Compliance committee met once since last month’s Board Meeting.

The Committee is moving forward with four complaints as determined at our last meeting. Residents are reminded the compliance complaints must be submitted to the office in writing. The WPA does not disclose the names of residents who submit complaints.
